Commercial refrigeration systems within retirement villages and lifestyle estates operate every day to support restaurants, dining rooms, kitchens, cafés, and hospitality facilities. Residents expect consistent food quality and uninterrupted service, making dependable refrigeration one of the most important assets within the clubhouse.
Over time, refrigeration systems become less efficient as equipment ages, doors deteriorate, insulation weakens, and flooring suffers years of daily traffic. While many businesses continue repairing individual components, there comes a point where a complete refrigeration modernisation provides far greater long-term value than ongoing maintenance.
This case study demonstrates how Glotech Group successfully modernised the refrigeration facilities at Helderberg Village Lifestyle Estate in Somerset West. Rather than simply replacing ageing condensing units, the project upgraded multiple areas of the refrigeration infrastructure, improving efficiency, reliability, hygiene, and temperature control throughout two cold rooms and one walk in freezer.
The result is a modern commercial refrigeration installation designed to support the estate’s clubhouse operations for many years while reducing energy consumption and improving day-to-day performance.
During the initial consultation, the clubhouse management explained that the refrigeration equipment had become increasingly outdated.
The existing open condensing units had served the facility for many years but no longer delivered the efficiency, reliability, or appearance expected from a modern commercial refrigeration system.
The objective was not simply to replace failed equipment.
The estate wanted to modernise the refrigeration rooms, improve reliability, reduce energy consumption, and eliminate recurring operational issues affecting the cold rooms and freezer.
Before recommending any equipment, Glotech Group carried out a complete inspection of the refrigeration facilities.
Several issues were identified.
The ageing condensing units required replacement.
The freezer door no longer sealed correctly, allowing warm air infiltration and causing recurring condensation.
The floors within the refrigeration rooms had deteriorated significantly through years of daily use.
Door entrances also required improvement to minimise unnecessary heat gain during operation.
Rather than addressing these issues individually over several years, Glotech Group recommended completing all improvements as a single modernisation project.
One of the most significant improvements involved replacing the ageing refrigeration equipment.
For the cold rooms, Glotech Group installed two Danfoss Slim Pack condensing units.
These modern refrigeration systems provide several advantages over traditional open condensing units, including:
For the walk in freezer, a FRIGA slim pack refrigeration unit was installed.
The refrigeration equipment was carefully selected to provide reliable cooling performance while reducing electrical consumption compared with the older systems.
Modern refrigeration performance depends on more than compressors and condensers.
Building insulation also plays a major role.
The existing refrigeration room floors had become heavily worn after years of operation.
To improve both durability and thermal performance, Glotech Group installed insulated checker plate flooring.
The new flooring provides:
The insulated floor also assists the refrigeration equipment by reducing unnecessary heat transfer into the refrigerated spaces.
The freezer door had become another significant source of inefficiency.
Poor door sealing allowed warm air to enter the freezer whenever the room was closed.
This caused recurring condensation around the doorway while increasing compressor workload.
To permanently resolve the issue, Glotech Group replaced the freezer door and remodelled the entrance.
The upgraded doorway now provides a far tighter seal, improving temperature stability while reducing moisture ingress.

As part of the modernisation programme, Glotech Group also installed three commercial strip curtain systems.
Strip curtains reduce the movement of warm air into refrigerated spaces whenever staff enter or exit the rooms.
Benefits include:
Although relatively simple, strip curtains provide an excellent return on investment within busy commercial kitchens.
The complete refrigeration upgrade was completed within four days.
The project included:
Every stage followed recognised commercial refrigeration engineering standards.
Following commissioning, the upgraded refrigeration facilities immediately demonstrated improved operational performance.
The estate now benefits from:
Rather than continually repairing ageing equipment, the clubhouse now operates with refrigeration systems designed to support daily operations for many years.
With more than 15 years of experience, Glotech Group designs, installs, upgrades, repairs, and maintains commercial refrigeration systems for retirement villages, hotels, restaurants, schools, hospitals, supermarkets, food manufacturers, pharmaceutical companies, seafood processors, and industrial businesses across South Africa.
